This project is a new single-family residence on Girvin Drive in Oakland, totaling approximately 3,964 square feet. It features a multi-level layout with modern design elements and a mix of living, guest, and private spaces.

This project is a single-family residence planned for a vacant lot at 5919 Balboa Drive in Oakland, California. The design includes detailed site, parcel, and building plans, following 2022 California building codes and applicable structural, mechanical.

Richard Janzen is a licensed architect based in Oakland, California, with more than 40 years of experience designing residential homes throughout the Bay Area, including complex hillside projects. His work is grounded in a balance of technical expertise, thoughtful design, and a deep understanding of how people live within their spaces.
